An itemised price with the allowances and exclusions spelled out, so a comparison against another quote is a fair one.
Schedule and permits
A start date, an end date and whatever the city needs pulled before anyone turns up with tools.
Build and hand back
Daily clean-down, a walk round at the end, and a punch list that gets finished rather than forgotten.

In more detail
Layout, cabinets, worktops and the plumbing and wiring behind them, planned so the room is usable again as early as possible.
Full replacements and accessible conversions, including the waterproofing that decides whether the room lasts.
Extra bedrooms, garage conversions and bump-outs, drawn, permitted and tied into the existing structure and roofline.
Replacements and repairs, with the decking checked once the old covering is off and anything soft reported before it is covered again.
